So I thought I would start out My new blog with a few tips for hiring home inspectors and what things to look for in a home inspector.
  • Make sure when hiring a home inspector that they have proper insurance. They should have error and omissions and general liability insurance.
  • Ask for references
  • Talk to your real estate agent for a list of inspectors in your area.
  • He or She should be a member of InterNACHI or CAPHI
  • They should be able to answer your questions clearly without talking"Over your Head"
  • What kind of expeirance do they have?
  • What other credentials do they have? I.E: Engineer, Carpenter Etc.
  • How long will the inspection take? It should take 2.5 to 4 hours to complete the inspection.
  • The last question that you should ask is " What do you charge". Although this is important, if all you really want to know is the price then you really are not looking for a good inspector but a cheap one. My mother always told me " you get what you pay for".
  • Most inspections are between 350 and 500 depending on area you live in and what is involved.

Make a list of questions before you call, a good inspector will take the time to answer them.
